Ahhhh, have often thought about this.
It would have two main training rooms; one matted and one with a firm surface. There would be both male and female changing rooms complete with showers, steam room and sauna. A gym would be on site which would be free to my students, small charge to other instructors students and full price to purely gym members. A shop would be there for all sorts of MA supplies (Gi's, belts, equipment, books etc etc) Possible supply sports drinks etc but unsure on that. I would love there to be a kinda chill-out room so that students would feel they could call in even when they weren't training. Apart from that I would like to have some treatment rooms for physiotherapists and sports massuers/masseusses to use. And then..... I would love to have a seperate room large enought to host business meetings and the like. Fully networked, digital presentation equipment, broadband installed, catering facilities maybe. I could then use this a seperate means of income so I could keep the training fees to a minimum for my students. Like I said, I have thought about this a bit over the years

Small entry/viewing area, with a few pieces of furniture for visitors to sit in while class is going on. Smaller office. Large dojo floor (at least half the size of a basketball court), hard-wood.
Attached to that room would be a "room" with one wall open, a stretch of land, and then a little shed-like area to house bundles of straw for kyudo targets. This would all be set up in accordance with a traditional training area for kyudo. Another "building" would have a roof, but only screens or curtains for walls, and would have sand to provide another training area (for a different kind of footing). Finally, there would be plenty of grass for a third kind of footing. There would be weapon racks, as well as an area for students to stash stuff during training. Lastly, a lounge area with connecting locker/shower rooms would provide a cool-down place.
